"So how can you afford to discount the listings so much? "

Our progressive approach to discounted real estate transactions is based on a volume business model.
By not having to pay franchise fees as well as franchise related overhead, we can save you money. This allows you to keep your hard earned equity OR if you are not in an equitable position, this allows you to discount your property to be more competitive with the market as you do not have to cover huge commission rates.
"6% and 7% listing fees are way too high!"
We Agree. Real estate
brokerages can charge whatever fee they would like, as commissions are not set by law. However, we understand that you
shouldn't have to give away all your hard earned equity. Also, if you do not
have much equity or you owe more on your
home than it might be worth, our program allows you to lower your price as you are only having to cover
a 3.9% commission. Additionally, if we are the selling brokerage, only a 1.9%
commission would be all you would pay.
"So, you list all your properties with a 3% selling side commission?"
Yes, all of our listings include a 3% selling side commission to the selling agent. We feel that it is only fair to take the discount out of the brokerage side and not penalize other sales agents by offering commissions lower than what they may be accustomed to. This helps to keep our relationships we have with our fellow agents & Realtors® strong.
"Our previous agent didn't do anything but put our house on MLS and Realtor.com."
We hear this one all the time. It is unfortunate, but from what we are being told there are some Realtors®/Agents that are not doing what they promise in their presentations.
Not only will we do what we promise, we post our marketing plan for all to see, this allows you to follow us through the process of marketing your home. You'll also receive feedback from us of any and all marketing.
As for Realtor.com, a basic listing can be added by the agent at no charge from Realtor.com to the agent (no special favors there). We pay a fee to use the enhanced "Showcase Listing" service on Realtor.com which helps to set your listing apart from the standard listings.
"That's a lot of marketing for no more
than you charge.."
Or is it? This is what we feel should be the bare minimum to get the word out about your house to the masses. The way we structure our buys (bulk) with the vendors that offer these services allows you to have top notch marketing and remain within our discount level pricing structure.

We will provide you with feedback on a regular basis to keep you informed with our marketing of your home as well as any activity on your property.
